Chimney Repairs in West Lothian
A dodgy chimney is one of those things that’s easy to ignore right up until it becomes a serious problem. I’m Gavin McNee of GVN Construction, and chimneys are a big part of what I do across West Lothian. In 15 years working on properties from Livingston to Linlithgow, I’ve seen chimneys in every state imaginable. Some just need a bit of repointing. Others need to come down and go back up from scratch. Most fall somewhere in between.
The tricky thing with chimneys is that the damage is happening up on the roof where you can’t easily see it, while the symptoms show up inside the house. Staining on a chimney breast. Chimney Repointing
Repointing is the most common chimney repair I carry out. The chimney stack is exposed to the full force of Scottish weather all year round, and over time the mortar between the bricks and in the flaunching around the chimney pot breaks down. Once that starts to happen, water gets in, and water getting into a chimney stack causes all sorts of problems.
I carry out chimney repointing across West Lothian using the right mortar mix for the property. On older homes in areas like Linlithgow or some of the Victorian terraces in Bathgate, that often means lime mortar. On more modern properties, a standard sand and cement mix is fine. The key is matching what’s already there and making sure the joint profiles are correct so water runs off rather than sitting and soaking in.
Chimney Stack Repairs
Beyond repointing, chimney stacks can suffer from cracked brickwork, failed flaunching (the mortar bed the chimney pots sit in), loose or missing chimney pots, and damaged leadwork at the base of the stack where it meets the roof. I handle all of it:

Lead flashing is worth mentioning on its own because it’s a common source of chimney leaks that gets misdiagnosed. If water is coming in around the base of your chimney, people often assume it’s the roof tiles. Quite often it’s the lead flashing that’s lifted, cracked, or simply come to the end of its life. I repair and replace chimney lead flashing regularly on properties throughout West Lothian.

Chimney Rebuilding
Sometimes a chimney stack has deteriorated to the point where repair isn’t the right answer. If the brickwork is badly cracked or spalling, if the structure has moved significantly, or if the chimney has been struck by something, a full rebuild is often more sensible than trying to patch it up. It’s not the answer anyone wants to hear, but I’ll always be straight with you about what I think is the right approach rather than just doing the minimum to get paid and move on.
I rebuild chimney stacks to match the existing brickwork of the property as closely as possible. Getting the brick type and mortar colour right matters, especially on older properties in areas like Linlithgow, Bathgate, or some of the conservation areas around West Lothian. A chimney that doesn’t look right stands out a mile.
Chimney Removal
Not every chimney needs to be repaired. Plenty of West Lothian properties have chimneys that haven’t been used in decades, and sometimes the most practical decision is to remove the stack altogether. This is a job that has to be done properly. The roof needs to be made good where the stack came through, and what’s left of the stack below the roofline needs to be properly capped or removed and the ceiling made good.
